80 Marginal is a distinctive 18,750 square foot, 5-story high-end residential building situated in East Boston. Nestled between Marginal and Hynes streets, this premier location offers unobstructed, panoramic views of the Boston Harbor.

The design focus is centered on crafting an engaging and comfortable environment for its residents. Each unit comes with an expansive balcony area, underscoring the seamless blend of indoor and outdoor living while also enhancing the breathtaking views of the Boston Harbor. To further improve the living experience, the building incorporates courtyards on both sides, ensuring an abundance of natural light permeates each residence.

The building's façade represents a delicate fusion of OKO skin-fiber cement panels and Garapa wood siding, lending the structure a prestigious, yet playful, persona that harmonizes with its natural surroundings.

80 Marginal embodies innovation that navigates complex zoning and building design regulations, while maintaining an unwavering commitment to sustainability. The design aligns with Passive House standards, despite not formally pursuing certification. To optimize land utilization, the design underwent multiple zoning revisions and is designed to a zero lot line. Additionally, it has secured approval for two extra floors, thereby maximizing the return on investment for the client.

In terms of resilience, the design team obtained approval for Article 25A, which necessitates a fully water-resistant first floor to withstand potential flooding. This approval granted the building additional height, which in turn allowed for extra floor-to-floor space, enhancing the overall spatial experience for residents.
